Hi. I am totally new to REI and browsing my local(BC, Canada) investor's clubs and so on I found kinda interesting 'mentoring' program where you pay 5000 deposit. However if you will prove yourself as a hardworking, teachable individual who is willing to work hard and will successfully finish 3 joint ventures with them the deposit will be 100% returned and you become a partner. Here is their pitch:

Live + Online + Coaching Instruction Refundable Deposit $4,997 + GST

100% of the deposit is refunded after you make 3 Joint Venture Deals with us.

Here is just some of what you will learn:

How to Find & Negotiate Low or No Money Down Real Estate Deals;

How to Evaluate Real Estate Deals before making commitments;

When to Buy and when to Sell;

How to Structure No Money Down Transactions;

How to legally arrange 100% financing;

Who you need on your team;

How to find good tenants/buyers;

How to rent and sell property for top price;

The most common real estate investors’ mistakes;

Myths and truths about no money down purchases;

As long as you dedicate at least 10 hrs per week for training and generating creative real estate leads/deals, the training is free. We ask for a deposit only because we know that a student who has actually made a real investment will likely stay and finish the program.

Any thoughts about that? Seems like risk free, but in the modern world is better to be a little skeptical.

Thanks for any opinion.

P.S. If you are investor in BC area and need/want a guy with a lot of experience in construction, rehabbing, landscaping and with knowledge of BC and Canadian building codes I am willing to help you out for free! I can help you with rehabbing, design, structural advice, etc. Also my spouse is a real estate Lawyer so we can offer a discount for the services. I am based at Langley, BC.

Cheers,

Roman K.

You are correct, it is better to be a little skeptical.   The syllabus you published has the allure of "no money down" deals running though it:  "How to Structure No Money Down Transactions", 'Myths and truths about no money down purchases", etc.

Allow me to pass along one truth about "No money down" deals:  they are rare (particularly in Canada) and you will need experience to successfully sell yourself as capable in such a transaction.

IMHO, such mentoring/coaching for cash offers are generally over-priced and will provide you with nothing you cannot learn on your own with a little hard work: reading, asking questions in forums such as B, and offering your skills or services to a local seasoned investor (find by word of mouth) in exchange for being able to observe and, eventually, participate in a deal.
