Training opportunity. Opinions?
Hi. I am totally new to REI and browsing my local(BC, Canada) investor's clubs and so on I found kinda interesting 'mentoring' program where you pay 5000 deposit. However if you will prove yourself as a hardworking, teachable individual who is willing to work hard and will successfully finish 3 joint ventures with them the deposit will be 100% returned and you become a partner. Here is their pitch:

As long as you dedicate at least 10 hrs per week for training and generating creative real estate leads/deals, the training is free. We ask for a deposit only because we know that a student who has actually made a real investment will likely stay and finish the program.
Any thoughts about that? Seems like risk free, but in the modern world is better to be a little skeptical.

You are correct, it is better to be a little skeptical. The syllabus you published has the allure of "no money down" deals running though it: "How to Structure No Money Down Transactions", 'Myths and truths about no money down purchases", etc.
Allow me to pass along one truth about "No money down" deals: they are rare (particularly in Canada) and you will need experience to successfully sell yourself as capable in such a transaction.
IMHO, such mentoring/coaching for cash offers are generally over-priced and will provide you with nothing you cannot learn on your own with a little hard work: reading, asking questions in forums such as B, and offering your skills or services to a local seasoned investor (find by word of mouth) in exchange for being able to observe and, eventually, participate in a deal.
