If I did I would have to ask them if they drink and measure their body fat % to see how much of their income they spend on fast food and how quickly they wear out their shoes and that's just silly.

Its hard to cash flow properties if you have a mortgage note on them - my metrics aim for 8-13 cap, we can even get away with 6.

My goals for the immediate future are: Complete a basic education in real estate investing, make friends and contacts with people who know more than I do, and begin doing some market research.Long term, right now I aim to purchase a duplex/quad somewhere outside of the DC/Metro area, force 10% appreciation, and begin renting it (with a positive cash flow!)

I didn't measure by the KW or exact dollar, but a casual glance at my utility use this week compared to last week at least didn't make me too annoyed.In college, my small house only had 2 window ACs -- no central AC.

You can not place a reliable and/or measurable valuation on an intrinsic value, it's in the eye of the beholder in real estate, any real estate, it is more of a swaying factor +/- to an accepted and measurable means of valuations as to how desirable a property might be over others, but desires can't go on a financial statement.

Instead of focusing on the 2% rule, I have seen many investors aim at recieving a certain amount of cashflow per unit/bed.The first property I bought cashflows $400/month and is a 4-bedroom, so $100 per bed.
