I think these will fill a small niche for homeowners who have really small/weird shape lots that can't fit an ADU, and/or can't get financing for a full ADU, and there will be no shortage of people that will rent these.According to the article you can't have both an ADU and a tiny home, so my guess is you could only do one per lot, but I'm curious to read the final text.  

2-4 dumpsters for 3 bed house W /1 garage clean out Dumpster- $350x 4 = $1400 Labor $350 daily( 3 people) x 2 days= $1050 TOTAL $24503 days labor=$2800 We can fill 1 dumpster in one day so we might be able to cut 1 day of labor down-)

The good ones can setup a strategy for you long term so that you can put goals in place, ex. timeline for down payment, and fill you in on regulations, ex. stick to looking at 2 unit properties as 3-4 unit properties for FHA have strict guidelines that most LA County properties may not pass.A last piece of advice, real estate investing always has some risk involved.

Move #2- (hail mary from my attorney) to just put on my STR landlord hat and go ahead and fill the rest of the rooms up to the max and start collecting some rent. 

Do you have units you are trying to fill or just looking as a potential investment in the future?

Your cash flow you think you have try paying for plane costs, meals,hotel, etc. going down to fix a problem because you can't get a response back.I do not buy low end turn key but if you look through bigger pockets archives you will see time after time where people lost money. 

If they booked for a week and I can fill three of those days, I'll refund three days worth of rent.
