I bought my house 5 years ago with the intent to live in it for a few years and then turn it into an STR.

When we were much younger my wife and I were one of those Section 8 tenants and we lived in that same zip code during that time (it was D neighborhood back then also).

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

If you find a building that is outdated, it will be priced accordingly and is a great opportunity to updated it and add value-when updating though keep in mind you are not living in it and not to go over the top.

What I would suggest alternatively is putting a clause in the lease that anyone above the age of 18 that's going to be living in the unit for more than 7 days has to be approved by the landlord and pass credit/background/income check etc. 

If you're new to this game, try to buy rentals, live in 1 unit and rent out other rooms/ units and manage the house well to just understand how to manage a real estate investment and what costs it takes.
