We have purchased many properties but so far always with a traditional bank or closer lender, I don't want to put in an application for a loan and find a bank account wiped out from Indonesia or somewhere.

Proof of funds that you can just download off of the Internet most likely won't work with the average seller, they will call or check the website and get freaked out.

Stay away from seller finance advisers on the internet, what you present has liability attached!

I was wondering what sites on the internet are best to find these type of properties?

All were in the basements of locked buildings.I called a few companies but by the time you add up the costs of equipment, internet and CC processing it's not worth it.I don't even need to accept credit cards.

Cozy works great too and works with all banks if tenant is internet savvy and has a bank account with sufficient funds each month to make it work.

Question for those of you who are actively using squeeze pages to get internet leads.  

How many letters you send out and the frequency depends on your budget AS WELL as the ability for you to actually answer the phone and respond to the calls, and your how your area and market responds to the direct mail.best advice. just do it. you won't find out if it works or if it doesn't work if you don't take action and just do it. you'll learn more from one campaign of letters than listening to strangers on the internet lol
