I would be curious if we would have been considered benefiting in CA but AZ is a different environment and doesn't have this law.

Lead paint remediation is expensive and must be done by contractors who are certified to do this type of work by the Department of the Environment for the state of Maryland (Ca-Ching, Ca-Ching).  

After a long back and forth with their customer service agents the conclusion was that including HA data really just means "including properties that are only listed on HA and not on Airbnb" I was further frustrated as the price quoted for the same zip code increased notably after the inclusion of the HA properties, but in this particular market those additional properties didn't provide any useful data.As a numbers guy I still find their raw data sets to be quite useful, their wording just feels disingenuous to me.  

In my market the average rent increased by over $100/month for every year from 2014 to 2019 inclusive.

Here’s the problem i see though, if you can’t operate this thing profitably with 3 percent mortgages how are you going to find a buyer anywhere close to a number that you are willing to eat in this environment?

Unfortunately when you remove California from the equation because of their regulatory environment you are not left with as many markets.
