David,I don't know where you are getting 60 days notice but that isn't correct for a regular eviction proceeding here in Georgia.Now if you are buying a property with an existing tenant in place where the property was foreclosed on and gave the tenant notice to leave then that is a different situation.http://www.dca.ga.gov/housing/housingdevelopment/programs/downloads/Georgia_Landlord_Tenant_Handbook.pdfIn this particular situation where the owner has the existing tenant in place standard procedure is to give the 3 day notice after the rent is late by whatever date is stated in the lease (3rd,5th,etc.)
