I have been working these areas of C class and lower for 2 decades now I have seen the same address come through our shop 3 or 4 times.. that's 3 or 4 full cycles in 20 years and each one that gave up lost a bunch.there is money to be made for those that know how to run these assets and are local and understand this is not a passive business its just a business they choose to own. nothing different than running any other small to medium size business where your either dealing with employee's or your dealing with tenants..

I realize the two hypotheticals in this paragraph can be set up so as to be managed remotely through employee help/management companies but with so much of our net worth tied up in it, I would be checking in on an at least biweekly basis.4) "Default" on 1031 and pay sizeable recapture/capital gains penalties.

best way to do this is go work for someone who needs an employee and learn the business from the ground up trying to learn this on the internet is a 99% failure rate.. plus your talking about a very capital intense business.
