What if a tenant fights and breaks down an exterior door?

I like the idea of single family investments because it's an easier exit strategy if you ever need to sell/liquidate, less disputes between tenants (no noise complaints, fighting over parking, etc), increased long term tenants (blue collar families), and I think that tenants in single family properties tend to take better care of the place like it's their own.. often times handling lawn care and other small things themselves.

However SFR are also in high if not higher demand, particularly in the better rated school districts where people are fighting to send their kids.

Unfortunately, sometimes we get bad appraisals and can fight them but this seems way far off from where you’re hopes we’re as long as your hopes are at value!

Many of the participants in this discussion have no dog in this fight.

But it arguably creates interesting jurisdictional questions and could potentially drag on the case for no reason if the tenant decides to fight it for whatever reason. 

Many things are not worth fighting over (and I have already agreed to, and paid for,  several "non-mandatory\non-safety" requests made by this renter), for me, this is. 

Lenders know when investor property has a problem if they are not living there statistically it is easier to walk away from a mortgage default as it's not where you sleep at night.Typically if you live there then will usually fight tooth and nail to save it and make the payments  up etc.Owner finance depending on the state can be tough because of the foreclosure or take back process.

I get maybe 5-6 a year that actually fight me on a charge.Why?

You're fighting an uphill battle to eitherget money, when it's not scarceor help someone, that doesn't want your help.My parents won't invest either, my friends all said no when I started too.
