The drive thru and the mini storage could potentially be mobile, ie. steel shipping containers, which I could take with me should the lease ever fall apart / expire.

They are the last thing that rises in price and the first thing that falls.  

Purchase price was $1.1M, purchased fall 2016, but we sold our home to purchase this, so 90% of the downpayment came from our house.We're now working on a refi to pull out cash for the next purchase (we rehabbed all units and want to pull our rehab budget back out of the property).

It doesn't necessarily follow that prices will fall. 

If that falls through I have retirement funds that I can tap but I'll get hit with the 10% penalty and I really don't want to do that unless absolutely necessary.  

Tell them to go to Hell and let the deal fall through or start a new loan with a different bank?

We've repaired all major rot and took it from possibly a tear-down or fall-down to a wonderful usable barn. 

I've been party to nearly 3 dozen deals over the past 2 years and have only had a couple fall through.  

I was considering obtaining a a Realtor Associate License in the very near future for a couple of reasons.  1) It would provide a good fall back into an industry that I very much want to be a part of.  2) Doing it now would allow me to meet the experience timeline to have my Broker's License prior to retirement.  

More attempts of contact to prevent the loan falling into default.
