Honestly you can sue all you want, but my thoughts are they will win, you will give it back, and at the end of the day you will be more upset over it all.Real estate is buying and selling, take emotion out of it.

Of course you need to preform your own due diligence but it can be extremely valuable  to get second and third opinions.Also make sure to be very diligent in how you finance this property.

I'm not saying I don't think you can't achieve those rents, because it obviously depends on the finishes, but I would just recommend focusing on the big picture stuff on a deal before nit picking every maintenance details because honestly it's an educated guess either way.

The wholesaler then has to come back after some time (weeks or even months) and use some made up excuse why they couldn't close (partner approval, etc).The 100% best way to avoid this, is to be honest and up front.
