We own and manage a few vacation rentals here in Hawaii and are interested in exploring other mainland location.  

Another option is to sell with owner financing, which is an option I'll be exploring once we own more properties free and clear.We have a rental with foundation issues.

However, I keep exploring ways to take the HELOC & CASH (totaling 300k) and parking it into a MFU but after debt service, it's not that impressive of a cash-flowing vehicle unless I can get something closer to 10% cap. 

I would still like to attend even if I hear a lot of con's as I would like to explore it myself.

Are you looking primarily in the Halifax area or are you exploring other nearby markets as well?
