Ergo, when you subsequently sell the shares you would owe capital gains on the difference between your basis ($500) and the amount that the stock was sold for.Say, you eventually sell the stock for $1,700, your capital gains would be the difference of the "carryover" basis of $500 (NOT the $1,000 FMV as of the date of gift) and the selling price of $1,700; hence, your capital gain would be $1,200 - subject to the capital gains tax rate that would be in effect at that time.Again, seek out a competent tax advisor for further guidance.

What mortgage term should I get?

As an investment banker, and my colleagues and I strongly believe that a 15Y or 30Y fixed mortgage is the ultimate bank scandal, since you effectively pay double to triple your purchase price if you include the future interest payments.By saying that, I also bias since I love ARMs, and I believe that despite the rising interest rate environment, ARMs are still the best choice, although it does take some understanding.

New 1099 filing date to IRS as of this year??

Box 7 is where contractor payments go, so...that would effect landlords hiring contractors. This accountant is supposed to be an expert in dealing with landlords, is on the speaking circuit around the county to REIAs, and recommended by a couple other landlords I know.My accountants response just came in,"oh, we forgot to update that in the memo...we will update that and resend it out to all our clients" , but I have the memo they sent last year regarding 1099s and they actually did update something else in that section so that makes me think they missed it...Already on my second accountant in 4 years due to mistakes by the last one who also advertises as an expert in rentals at local REIAs....Just caught a major error by the insurance company yesterday...ok rant over.
