If a foreclosed property, like REO (and for the critics saying that this cannot be done I’ve done it over 100 times and I never been arrested thrown in jail or thrown to the wolves or at the FBI follow me at night).

@Jenifer Levini and @Dana ReganJenifer, I am about as far from a lawyer as on could be so I will walk lightly with my response and take criticism with alacrity.I have read where putting money in one LLC, and then lending to a different LLC is a method of asset protection.

For instance, nearly all my properties have traits that were critical to their financial viability as rentals, but which would have never been conveyed in numbers or via software...because of that, I prefer to collect my own data, do my own analyses, see the properties with my own eyes, and do my own due diligence--and I don't need any fancy software to do that (at least, nothing fancier than Excel).Just my two cents.Good luck out there!

Critical that you identify the type of property you are looking at.....4BR/2BA v 2BR/1BA....quiet country v bustling city.For instance, one of my places is in a popular city and it gets booked up about 3-4 weeks in advance.
