@Justin Kwan Everyone here makes solid points, but one of the really cool benefits of a LLC is that you can open up business accounts with some of the large suppliers and get HUGE discounts.

Just purchased a home in Ocala, FL end of 2020, COOL I bought in two of the highest markets ever in history, but learned my lesson from the first one, timing isn't always perfect for your income and cash to purchase a home. 

Being an agent is cool and will give you an edge, but just keep in mind that there is a difference between the retail and the investment/off market world (i'm sure you already know that though).

The cool thing about this property is that there is front and back portion of the house.

A tub would be cool, but not totally necessary.

I found the topics with most posts usually are the most informative but now there's no way I can find the topic with some of the most posts.The web page push feature looks cool but produces redundant information,  some posts appear several times and looks unorganized. 

I have been using the rental calculator lately and they added a cool feature that auto fills the property address.
