But with all of the new construction in town and hundreds of apartments being built (no exaggeration), there is a lot of competition.

Hello Huntsville investors, do you think new construction homes in Harvest and Toney will meet the 1% rule?  

There's a strong demographic of folks who are into publications like Dwell, Archdaily, Treehugger, etc. that are very interested in modular/prefab construction and in some cases that fact alone can lead to quite a bit of buzz especially around new development. 

Here's the deal specifics in question:The Sponsor is the guarantor & deal maker and has no equity contribution in the deal, but is liable to the debtGeneral partner collaborates with the Sponsor in managing the rehab & construction but also makes no initial equity contribution but contributes towards monthly holding costs with the Sponsor during the renovation period.

I wanted to see if anyone had a recommendation on a good inspector who is familiar with 4plex/multi family buildings?

One needs a new tank (inspector said ~$10,000) and the other needs some minor work (inspector said ~$1,000).

I myself just build new construction in the metro area and buy deep distressed that I hold for maybe 3 new York seconds..
