Investing in Bayonne NJ

Hey everybody! I'm looking to begin my real estate journey in Bayonne NJ. I am active duty military and currently stationed in Bayonne for the next few years. Currently working with an agent in hopes of finding a property to purchase with my VA Loan with 0% down that will cashflow after I move out. If anyone has any tips, ideas, advice, or anything that would help me get started that would be greatly appreciated!
