I am a building inspector and typically the issue is because there was no response to the initial notices or you made a commitment but you were unable to honor it for whatever reason. 

I want to see how the BiggerPockets community feels about utilizing these advanced methods to see if it is worthwhile to commit my time to moving forward with this at the current moment.  

I think it will be extremely hard for you to find an agent that will "vet deals" for you if you are not committing something to them (they deserve to get paid for their time). 

I've heard about that meeting Bryce Cutler , I keep saying I'm going to check it out but need to actually commit to going!

You can get some good info without too much of a time commitment by giving the podcasts with CPAs a listen.

I filled out all the necessary paper work and signed the mortgage commitment form at 3.5% interest rate and sent all the required documents before the deadline.I confirmed with the loan officer that the rate was locked in November.

I commend you for recognizing you're not quite ready to go at this without help, but jumping in with both feet without understanding contracts, surveys, title commitments or the closing process may get you thrown under the bus before you even get started in investing.
