Any methods on gathering leads online?

I'm trying to get into the real estate investing game and am looking for a comprehensive guide/walk-through on different investing methods.

I use my s-corp for actively earned income only like management, consulting, repairs/maintenance/cleaning, wholesaling, lending, etc but it owns NOTHING.   

No biggie we'll clean and clear it.While talking with the neighbors about possibly splitting fence repair she said that they have seen 3 tenants come and go all due to mold issues.

I'm going to discuss with my family this weekend but i may offer what is left on the loan (not sure exactly how much is left but he lived there for 20 years before passing away) and tell them i will take care of cleaning out the property and they don't have to worry about it.

I’ve talked to a few guys about partnering up to do the BRRRR method but both have money tied up into other investments.

Thus, the units were super clean and was easy to manage.  

So I started looking and within 2 months bought my first Short Term rental that I manage myself over airbnb and have a team to work the cleanings and maintenance.

@Sue Croson you can negotiate a lower price, regardless of your method of purchase.

Yet I want to have closer to 90% for the BRRRR method, is the 10% a big deal/ difference?
