Due diligence potential mold issues
So I did my due diligence and ordered the inspection and it came up with just a little mold in one closet in the bathroom. No biggie we'll clean and clear it.
While talking with the neighbors about possibly splitting fence repair she said that they have seen 3 tenants come and go all due to mold issues. One had a baby and she moved out because it was making the baby sick and the owner would do nothing but throw some paint on it. This is all hearsay but now it's got me thinking...
Now the problem is I close this Friday. I'm trying to find an environmental inspector last minute and I don't mind spending the money that could potentially save me thousands. I am highly concerned that the previous owner just slapped some paint on the walls to cover issues and while it's not hot and humid now, summer time could prove to be a disaster if I have an underlying problem.
So thoughts, opinions, ideas?

Being a general contractor and an experienced investor I see stuff from multiple angles and the key component of what you said was he is selling this property in the winter and that's exactly for a reason I've seen this happen many many times. Just do your due diligence and be careful..
I would bet in the hot humid rainy summer time that home becomes a money pit with service calls and complaints and problems...
Now is the perfect time for him to dump it because the seasons have changed and everything looks ok on the surface
