For me the pros & cons of having it all on one-page are:Pros:- Easier to maintain and manage- Cheaper- Establish authority quickly- Unified front/messaging- Some people may like to see that I'm an actual, real human beingCons:- Seeing the nitty-gritty details may turn off some sellers- May be slightly confusing to navigate if all you want is a "squeeze page"Like I said, I'd love some feedback on those who both blog and have a significant online lead acquisition strategy.

On the other hand you can buy much cheaper, get great cashflow (on paper at least), typically get some more creative finance or owner financing deals, There are alot of people who make a ton of money in tough areas, but you have to have the stomach for it.

If you have lots of differed maint. then that bill will hit you all one time and then it might be cheaper to just tear down and rebuild, but if you upkeep along the way it is easier on the wallet.

When that property is sold, the IRA's capital is being reallocated from holding real property to holding cash, and this is not a taxable event.Keep in mind, with an IRA, YOU do not receive the profit on a short term or mid-term basis.

ACV is cheaper but again you will get a depreciated value if you make a claim.... also make sure you have medical coverage on the policies, and try to purchase the PUP from the same carrier that is insuring the structure.
