Hey guys- I've been reading a lot of forums and try to chime in when I can. 

I'm hoping some of you have ideas on how to get more leads. I have read many books and been with mentors on trying to get more deals coming in as I have the cash/financing, I have the contractors, now I just need the actual property.

Have done everything from Bandit signs, to 1500 mailers/month for 6 months to the same individuals to get multiple touches, started networking with realtors and still nothing significant across my desk.

Can anyone see what I am doing wrong? Marketing goes out every week, I've got feelers out but spending money without getting property leads to act on which is draining my bank account. 

All the help is appreciated! BTW I am focusing on a few pockets of South Chicago in Mt. Greenwood and West Beverly which have high and easy Owner-occupant buyers.
