In large part your practice will depend on local market conditions, however, in any event if they are not moving in within 7 days, at a minimum you should get a cash or certified funds hold deposit.

If he uses his contractors for the repairs he wants, then doesn't pay the contractors, the mechanics lien goes against the property.

Assuming he is a licensed real estate agent, he could be subject to some serious problems...moreso if his "rehabbers" don't have their proper contractor licensing!
