Bold move by the seller...Tell them they are holding on to your best and highest offer, and if they are serious about selling their house, they will submit all viable offers to their bank for short sale consideration.

You might consider painting the home, or at least rooms that are painted bold colors, a neutral color that does not make them seem too big or too small.
