If you are purchasing need to find out requirements for down payment.If you don't understand these terms use the BP calculator and don't forget to input for vacancy and management fee.The beauty of a portfolio loan is that the property qualifies not you with your dti's etc. and doesn't cap you with 10 units, however they usually require the loan to be in a business entity like an LLC.Typically a portfolio loan is a 20-25 amortization but that varies from lender to lender so use shorter loan term in calculator.Ask about loan seasoning, if they require net worth minimum, geographic restrictions, prepays, if they can refi in an LLC so it doesn't show up on personal credit report.Hope that leads you in right direction.

Lake Shasta with 365 miles of shoreline, on the coast we have the Redwoods, in the central part of the state there are beautiful wineries, there's the bay area, in the eastern central mountains there's Yosemite, then the valley with hundreds of thousands of acres of prime farmland, and southern California with beaches, amusement parks, sports teams, cultrual centers, etc.

What sets the property apart from the other comps, or puts it in the higher range, is that 1) it is a full remodel and beautiful, 2) there are only 8 full size walk through condos in this 44 unit complex and they rarely come available, 3) these condos are all 2 bedroom but I did structural work and made this on e a 3 bedroom (up to code but not permitted), 4) and the biggest feature is that it is a fantastic and desireable location in that it is in short walking distance to El Paseo (sort of the "Rodeo Drive of this desert area" a couple miles of art galleries, high end stores and restaurants).We would advertise this as FSBO without agents at first so we don't have to pay a commission.

The pdf Dustin provided is thorough and analytical, but he for obvious reasons be would be unable to post that much detail when he emails it out.With that being said, how would you suggest summarizing some of the key information in a professional manner for the body of the email without coming across with the "What are you waiting for You gotta get in on this one" vibe?

I found a reputable contractor who sublet the job and took an 85 year old floor with gum etc and made it into a beautiful natural wood floor with sanding etc and coats of poly.
