Jack and Judy have lived there for years.Might be long on market  and need updating or have a smell that can be remedied.

@Karen Braddy I would recommend a pet deposit for each pet the tenants has because my experience they are great until the tenant moves out and they leave you with the smell which is sometimes difficult to get rid of.

I don't know if it's worth the battle.

Especially if you're a glass half full guy, it's easy to put on the blinders and ignore the moldy smell in the basement, or water stains on the ceiling. 

It would be my preference to do both, but I am also the only person managing all 67 rentals... it's been an uphill battle finding an assistant at the hourly rate ownership approved and I'm just about at capacity for one person. 

If you are a super fussy client and are going to be unreasonable, then you will ultimately lose this battle. 

It is often best just to give money back, to avoid any sort of ongoing battle or legal issues.

With any rodent issue its all about exclusion otherwise its a never-ending battle you likely will not win.

Hotel and motel owners (and other small companies) save a lot more, because they have such large portfolios with a LOT of write-offs. some of your properties may not offer a lot in savings- but if they don't, they will tell you it's not worth doing- no harm, no foul.

Also you can't attach his llc's debt to his personal finances and assets, at least not without a very long and drawn out legal battle.
