Pets in rentals, yes or no?
Good morning All,
I was wondering how everyone feels about allowing pets into rentals. Are you okay with it if the dog is small or a certain breed? If you don't allow pets is it more because of the damage they may cause to the rental or are you more concerned about the liability (if the dog were to bite someone, etc.) ?

Yes, you should allow them. Over 50% of all renters are pet owners. In some areas that may be as high as 70%. If you don't allow animals, you're missing out on a large pool of renters and you're missing out on the opportunity to make more money.
A good tenant is a good pet owner. If you screen the tenant properly, you shouldn't have problems with the animal. But you should still learn to screen the animals. I use petscreening.com which is completely free to you as an owner and well worth researching.
Figure out limitations. Do you have a fenced yard? Hardwood floors that can be damaged by larger dogs? Think about what you're willing to accept, and why.
Research your market to learn what others are charging for animals. It's completely acceptable to charge at least $50 a month for each animal. It's acceptable to put a limit of no more than two. You can accept dogs but reject cats.
There are many things to consider. Use the search bar to read other discussions and take notes. Then you can ask more definitive questions to refine your thoughts and develop a policy and procedures.
