Good Afternoon Investor/Wholeselers,Just had a few questions for your guys, I send anywhere between 5,000-8,000 postcards a month.I dont know exactly the response rate, but I do get tons of calls from my campaigns, but deals have drastically slowed down since a year ago.

Do you guys have any personal or business connections that can help you do your first deal? 

Hey Guys,Just collecting data and really trying to decide on what/how I want to conduct my real estate investing business.  

However, this is a situation when they deny that their partner has moved in but it appears like they live in the apartment building.This may happen because of bad credit or because of criminal convictions that they do not want to disclose.

If you buy a note and the borrow stops paying, or a renter moves out and you suddenly need cash to get it rent ready you could be in a bad spot.I would look at being an entitlement / partial of a loan.  

I have a guy I use that refinishes them for $200

I would run the numbers on the occupied units and not using pro forma numbers when estimating a price to purchase. the vacant units looked bad from the photos so not getting $ from them till renovations.  

If this happens can I get this guy evicted?
