Of course it helps to be a practitioner of the strategy on the borrower and originator fronts so I get to see how things are working from two different angles and tweaking product and strategy on a continual basis.You dont need the AIO or all in one loan to implement the strategy though however the AIO makes your life a lot easier with the auto sweep checking account as opposed to what I do where I have to manually ACH over money into my commercial line.Good luck on implementing this strategy too Lincoln.

On the other hand, if you have tenants who have bank accounts, email address, smart phones etc...then you can pretty much do whatever works for the both of you (think auto-draft from their checking account for the least amount of involvement on your part).

Take safety precautions to prevent accidental drownings and pool related accidents, such as establishing rules for use in your rental agreement, making sure it has a fence with a gate that prevents children from entering the pool area on their own, and requiring the tenant to have renter's insurance.
