and thank your for commenting.I agree with you a 100%.Having said that, metropolitan cities like Los Angles, New York City, Chicago, Miami and Houston in particular, where rents are very high comparatively, it will definitely be beneficial to acquire mix unit.Now when you look at smaller markets, most people are looking for more space / number of bedrooms.

So it's doubtful that any bank or mortgage company would lend for that particular situation.Now if it's owner occ, I do believe FHA still has thier 203k rehab loan, but again this is for perminant residency for rehab purchases.

Another tip that I picked up is while you are saving money for your first investment, start driving / visiting areas you would like to incest in so you get a feel for prices, rents , house conditions etc, and visit and look at lots of homes and open houses so your eye get used to looking at repairs / upgrades that are normal in a particular market
