Good morning, can anyone please explain the difference between a title and deed? If I take out a mortgage do I get a deed but not the title till I pay the house off? See my confusion? Who holds the deed and who holds the title? Which one is more important?

In CA, after recording, you can run the grant deed through a shredder if you want.
