What about someone with some experience in house hacking (just sold my first tri-plex), high (read: old lady, great) credit,  and a significant chunk of change to put down,  but not enough to purchase outright/ cash properties?

Curious - what attracted you to Idaho Falls?  

So I go toTurn in my permit application and the lady tells me I must use an electrical and a mechanical(HVAC) contractor to install all of the electrical and HVAC.

It is just not that attractive to people with enough money and patience to have their house build.See it this way.

Looking at buying a house, I sometimes see a place thats somewhat attractive, but a little small, and that also shows in the tenants bedrooms.

No is probably the most powerful word in a land lady's vocabulary, especially when it comes with zero elaboration.

The demographic is definitely getting younger and attracting more talent in the work force.

Either fortunately or unfortunately, those markets also tend to be 1. high-priced and 2. attractive to younger residents.
