The seller doesn't care what the price is...talk to the listing agent to see if the bank has already processed one attempt, and came back with an acceptable price.

Based upon the actual NOI of 55k I would write the offer at 687500.They are attempting to sell this property at an 8 cap and based on pro forma (if everything goes perfect, yep that always happens huh) I Would explain how I used their NOI and the cap rate they are trying to sell at (8%).

I fully intend on attempting to buy it, however I won't be able to do that until January when I can file my taxes again (financing issue) and call me pessimistic but I'm going to assume he isn't ready to sell or wants too much and prepare for the worst.

The unsold items remain in the house.So, it looks like the owner's family has pretty much abandoned any attempt to further liquidate the estate (probably figured there'd be no value due to the HECM).Does anyone know who one might contact at the lender (BoA) to see about perhaps buying the home?
