I haven't worked with her directly other than viewing some houses, but she's pretty cool and really knowledgeable. 

I've always found discipline in the gym and never like working for others- I always felt smarter than the boss. believe I possess a unique view of the world and I cant express my full potential working 9-5 with no challenge.

You will understand your business better and have complete control when you take the time to plan, invest and act in a deliberate and orderly manner.A side benefit from viewing your current employer as your investor is the greater satisfaction you can get from your current job.

The variables go on and on but I know from years of experience which ones have the most realistic chance of buying a property and closing on something.In my view commercial real estate has some excellent buys right now.

A first pass review of the rehab costs appears to show that the investment strategy may not be the best option for them, whereas the listing option would also require them to take a significant hit to their asking price plus add additional burden in them prepping their home for viewings, etc.
