Yet in some aspects of REI an appraiser is needed and a realtor isn't.Banks and lenders have more use for appraisers whereas individuals lean more toward realtors.

In fact, it depends on the type of property you are involved with, you don't need one to buy a house under a commercial loan, 32 apartments, it would be better if you had a plan, showing vacancies, market aspects (which would be a paragraph, maintenance schedules, written policies, lease to be used and soon along with a 3/5 year pro forma.

Not only does J's book describe all of the major aspects of rehabbing a house from start to finish, it also comes with a second book that explains how to come up with and estimate rehab costs.Well worth the investment.

I think too many people try to make things more difficult for themselves when it comes to real estate financing (and perhaps many other aspects of their life).
