Currently, it appears that you can buy up to 4 per year without having an issue but that may go away.

@Rachid Yousfi,I don't know which specific ones, I always list through cozy.co, and also on zillow.com, and the ads pretty much appear everywhere!   

While it appears to look like a great idea, I still think it’s over a decade away.

I do this so in case they skip out at the end of their tenancy without paying, I at least have a one month's equivalent in deposit to apply as rent owed.  

They also don't appear too often (took me 2 years to find one).

.) , you might consider using an FHA 203k to house hack a multiunit that needs some work in your area (there are quite a few)  Creative finance opportunities aren't as common as many on Bigger Pockets make them appear, seller financing is fairly rare and when available usually offers terms inferior to those of a traditional lender.

Essentially, I am curious to find out if my downpayment, which truly appears as if I have equity in the house, will in turn be taxed upon resell.
