Hey everyone, There are various ways to analyze a specific property and there are ways to individualize different elements of Market and Neighborhood data. 

There are more resorts here than anywhere, golfing galore, great weather (most of the year) low taxes, a big hole in the ground called The Grand Canyon, skiing, (yes an 11,000 ft mountain for skiing) we have more peaks than Colorado I'm told, great hiking both in the desert and in the mountains, exquisite restaurants, nice people, good roads, lots of activities, and we are only hours away from the ocean.

I have been living in this market for awhile, but recently I became active as an investor.

My name is Thurman (TJ) Kennedy and I'm an active duty Soldier currently stationed in Hawaii.

I'm currently active duty army and I want to start investing in real estate, I'm leaning more towards the BRRR meathod but I love the idea of rehabing houses and making something beautiful out of them.

I wasn't also under the impression that when you collect unemployment for 9 months, you should be actively searching for a job and not just "collecting" unemployment for 9 months...

SO---ARGUABLY, and it's true too---almost everything we do can be traced back to some sort of activity on one of those two business pursuits -  lunch with client, assistant, or prospect.... and dinner/drinks with the band or promoter.

I can't remember the podcast number it was around 60 something an investor active on biggerpockets to this day stated being against section 8.
