There's a lot of bad press regarding hard money lenders out there (and for good reason).

After the meeting, one of them came up to me to talk and already let me know that there are a ton of "accidental landlords" in the area that would love to sell, if someone came along, and he'd help connect me, and walk me through any zoning or permit issues that might arise.

You're going to be hard pressed to keep it rented continuously. 

Granted that could be because you are pressing his timeline.
