Freddie Small Balance i $1mill loan balance, 10 years fixed, 30 years amortization and could be 20%-25% down.if you cant get that then local bank could be an option, most offer 5 years balloon, but you can try to go for 7 years and 25 years Amort.

I currently have 100K in the bank doing absolutely nothing and I want to get the best bang for my buck in terms of properties/investment.I figured that if I am able to invest 100K outside my state, I would be able to buy several properties and put them to work for me compared to just buying one here in NY.
