Interest earnings on a loan are not subject to UBIT.If you were to foreclose and therefore take ownership of said stock, then income to the corporation could potentially be subject to UBIT, depending on whether this is a pass-through entity (UBIT) or a C-Corporation (no UBIT).

However, I will say that SoCal is one of the most profitable real estate markets in the nation for long term total return (cash flow + appreciation) ... you'd be hard pressed to find a more profitable one ... perhaps San Francisco or Honolulu?
