You definitely have to leave the bay area... that's #1... other than that there is not much out there for around $100,000 and if it is out there you're going to have to probably fix it up.

Hello everyone at BP.I stumbled across BP and love it.I am hoping to meet people in my area who has the same interest in investing.I've been working in the SF bay area for 21 years and am wanting to make a change to spend more time with my family and doing something I love.I travel out of town from my home and family in Sonora to the bay for the work week so I am only home on my days off.I don't mind working hard and a lot of hours but would like to do it on my terms so I can be there for my wife and 3 kids.Are there any groups that meet in the Pleasant Hill area that meets during the week?

I am pretty skeptical of this "bubble" the Bay Area is in and personally feel it is quite unsustainable but who really knows!!

Document fees and appraisals will vary.I like Bay Mountain but I am not sure if they lend in Houston.I would also keep in mind that if the house is going to sell FHA, know that the title must have a 3 month seasoning before you go under contract not close.
