This is challenging because too many categories will make sorting difficult, but to vague of categories won't be much of an aid either.I'm also looking for help in actually categorizing the 1400 entries.

To find some forms to use you could google something like - Real Estate sales/purchase forms or contracts for Georgia to make offers, you may have to purchase them.

i'd suggest looking into 1031 exchange (quick google search would explain it more than me typing on this silly device)....

Or get on Yelp or Google and you will find a whole bunch.
