:-) Yeah - the cosmetic work was in the interior but the initial target value was not going to come without the new roof, new concrete walkways/stairs and landscaping.

Naturally this type of tenant stole whatever they could get their hands on (fire extinguishers, refrigerator, shelving, closet systems, concrete patio sets, misc. paint and building supplies) and drew all over the walls.

Did a complete gut rehab of the master bathroom down to the replacement of the subfloor, did a kitchen rehab by repainting the cabinets, adding new countertop, new backslpash and new appliances, new fixtures, repainted the entire house, added new floor to the basement living area.
