Some will not even do 2 to 4 units and will inspect only houses.Usually the inspector on a larger commercial property is a certified engineer.Just make sure before spending thousands they have the capability and experience.

The forth property (in a 12 month period) has to be done by a certified loan originator, which you can probably pay a loan mortgage broker to do for you but will cost some money.I do not rule out owner finance sales but I always end up making my flips FHA loan qualified and let the buyer get their own financing.

I'm in the middle of a formal letter that I will send certified mail, but I also want to amend the original lease term from a fixed 12-months to a month-to-month lease and also tell them I will give them 60 days notice to vacate once the house is under contract and the bid is being reviewed by the bank.Does anybody have a form I can use or advice as make this a smooth process?
