The ADU is being promoted heavily these days because it helped government on housing (while they're the one that's causing housing shortage issue at beginning) and at the tail end, they would raise the tax for ADU.So.. if you build ADU, is the house gonna sell more or not ?

These days, there's a lot less deals that work as flips than before. 

I am in the building phase of automating the real estate sales business and building out a team to oversee day to day operations.  

One of the requirement that is the most challenging to obtain is a letter from the HOA saying that STR (less than 180 days) is allowed. 

Now they just need to draft the lease, which they said has a 30-60 day timeline. 

I dont see much of the SF penninsula being a target for landlords these days especially with SFRs  MF sure plex's sure.. but SFR are so expensive I really wonder how many folks buy those with the intentions of renting them.
