Another option is to purchase an apartment instead, but considering the HOA fees I wonder if it will be easier to bite the bullet and go for a home instead.I’ll take the time to browse through the materials available - already signed up for a webminar.

I have a friend in Conway NH that rents out her townhouse ($125k purchase price) on AirBnB with crazy numbers (rents it about 140 days a year at $200 a night, and after property taxes ($2500, and HOA fees of $250/mo) has NOI of $20,000, a CAP rate of > 15%)THE MID TERM GOAL:Once I've purchased the two properties, and have some factual data on them, I plan on going to my network in China and getting investors in properties in the USA.

We are paying in full (and we are amazed at how difficult it seems to have them take the money); we live overseas.I've walked thru the condo (in an HOA) and am very happy with the quality of the appliances.

Hi everyone, I am new in the BP page, I am trying to get into the real estate world and I have this family member that has this little problem.Here is the Scenario:3 units:        a)1/1 with renewed kitchen and bathroom. b) 1/1 needs a rehab about 10k to 15k approx.c) 2/2 needs Conditioning.Problems: HOA is behind about 20k or more between the 3 of them.

On the CC&R document which was recorded by the developer in 2004 saying no rental restriction on this building and the HOA Management already confirm this as well.
