So you would not have to write it into the purchase and sales contract, you could create a separate agreement that descibes the two week provision for 5 years for the seller and include it when you present the purchase offer.

@Esther Tama and others,   Yes Esther I've heard of local credit unions offering good terms on commercial/rental loans and not being DTI (fannie under writing).Update on my cash out refi progress;- finished 2 of the 3 REFIs I started with FinOfAm, they where the worst, most painful lender / underwriting I have ever done, including bank/fannie under writing.  4 months, FOUR months to close each of 2 loans.

To be clear, when I use refer to "checkbook control" I am not referring to a Custodian account that I write checks against, I set up LLC's, that I manage, which are each 100% owned as assets within my xSDIRA accounts.
