The key is to 1) run the numbers (the numbers never lie...) and 2) have multiple 'outs'.I found a rental property excel tool that has helped me out a lot at http://www.globaliconnect.com/excel_models.php (I am not associated with this site, I just did a google search a couple of months ago and found it) A lot of students (and potentially college staff) don't want to live in dorms, so I don't look at them as 'direct' competition.
