What is the status of that well?  

If they can't, well it might be time to switch Realtors.

The answer is obvious, thus it’s obvious to maximize tax deferral as long as you’re investing the money (and enjoying some of it as well).

For those concerned about the liability, that is my hesitation as well.

For example my W2 job and my LLC are both in Florida but let's say I buy and flip a property in Georgia are those taxes settled at the time of the sale or is that something I would have to do when I file my taxes normally. 

I'd recommend periodically visually inspecting the water drainage flow every so often and advising future tennants that the a/c drains there, therefore please make sure that that sink drains very well at all times and notify you asap if it does not.  

There is an organization in LA that will help you navigate the permitting process and provide some advice/guidance *before* you go to the permit offices and let the cat out of the bag.  

If you continue to own and manage this or other properties, you will find that tenant selection is one of the most important skills you must do well in order to succeed.
