I feel very comfortable with real estate and know my skills can be used to start personally investing.

Buying another property in the area you are describing right now is going to take a  lot of work to find just to make $10.00 I would stay where you are. 

There could be a big difference in business decision depending on the amount you are comfortable repairing. 

Their lease is coming up in November and they want to stay but they want the rent lowered.

You really need your business to be zero-defect, efficient and high touch before you acquire as those owners will be looking carefully whether to stay or go. 

Ideally from the research I have done I would love to stay above Interstate 270 but am also interested in real estate south of there as well.

Better to get your license yourself, stay on the legal side and then you can source all kinds of opportunities.

We're staying in Maryland, moving only be a few hours away.

In Delaware you'll be looking mostly in Sussex, maybe a little bit in Kent Counties...and PA...well stay away from the blue areas of the state and you'll have some opportunities as well...but that's less MHP and more about modular homes no parcels.
